Barclay House, Manchester

Barclay House is an iconic building in the heart of Manchester City Centre.

This historical structure has over the years been used as a mill and offices and now our client has aspirations of transforming the space into 90 apartments with the further potential of increasing the capacity with a further 16 penthouse suites on the roof.

In the basement there are plans to create a commercial space that can be let to a gym or even a hotel operator.

One of the key aspects of this scheme was the fire strategy for the proposed 16 penthouse apartments, mainly because the existing core within the building did not offer modern day standards and therefore a new core needed to be formed throughout the building.

This was significant structural works which added over £1 million to the budget and a further 6 months onto the programme.

 We have been engaged as Quantity Surveyors for the project, which is due for completion in May 2021.
